Patch of Land prides itself on being the only real estate crowdfunding platform that prefunds all of our loans. We put our own skin in the game to give our borrowers the money they need to start working on their renovation projects right away. This is a key benefit for real estate developers who know how important it is to be able to gain access to a large sum of capital in a short period of time in order to take advantage of a lucrative opportunity before its too late.
Prefunding also has additional benefits for our crowd of accredited investors. Since all of the real estate investment opportunities you see on Patch of Land are prefunded after being scrutinized by our thorough due diligence process, our investors can rest assured knowing that we believed in each project enough to take on all of the initial risk. Not only that, but by prefunding our projects, crowd members invested in our projects are able to begin earning interest quickly -- 4 business days after an investment order is placed, and as soon as accreditation is verified. Once you are an active investor with funds on the platform, it can take as little as 24 hours.

What happens if a deal POL has already prefunded doesn't get re-funded by the website's investors?
In other words, let's say POL prefunds the renovation of a home in Illinois at 150,000 USD. It then puts this deal on the website and sets a 120,000 USD crowdfunding investment available to the public (the other 30,000 USD in loan dollars POL keeps for itself). What happens if you never get to the 120,000 USD goal? Do you continue to take on the whole 150,000 USD prefunded loan? Or does something else happen? Thanks!
